In this step we will focus on passing the school’s final exam. Real estate development is a multi-step process that can be complicated, lengthy and risky. It can take years to bring a project from the initial planning stage through construction to final completion, and there are plenty of obstacles that can pop up along the way. Yet development projects also can be highly profitable investment opportunities. By definition, development projects provide the opportunity to deliver a product that does not currently exist into a market, often providing the fresh new supply to satisfy pent up market demand. When executed well, this aspect of a development project can translate into a runaway success story, something that simply isn’t nearly as possible with an existing asset. Investors can more confidently assess some of the risks associated with construction by better understanding the “life cycle” of a development project.

Renting Vs Buying a House – Which is Better? Keep in mind that there are many in our industry who benefit from the marketing of these gurus. Most websites focused on the investment niche affiliate with them, making large referral fees — often on the order of 50% — in return for marketing their wares. Additionally, a large percentage of real estate clubs derive their revenues from products and events sold by gurus who “teach” there. And yes, they also get a nice 50% cut for doing so.
Keep in mind that your personal home is essentially an investment.  The intention is that your home will gain in value over time and that equity in your home will build as you age.  There are risks involved in this transaction as well.   Buying a home that is in a ‘borderline’ area or one that is not showing obvious signs of growth is one of the biggest risks.  This puts your home in the position to lose rather than gain value.  This can make your home a burden rather than the investment it was intended to be.  Other risks involved is becoming involved in a loan situation that is not at all beneficial (such as an adjustable rate mortgage with an unreasonable balloon payment).
